How it works

See how
Office DSCR works

Office DSCR covers medical office, professional office, and multi-tenant office buildings with stabilized leases. Not all office is the same. A dental practice that spent heavily on its build-out isn't going anywhere, and a building full of tenants like that is a very different loan from a half-empty general office building downtown.

The loan is based on the leases in place: who the tenants are, how long they've been there, how long they're signed for, and what they've invested in their space. Medical and professional office is the strongest fit. Terms typically run 5 to 30 years, with 30 year loans available, and maximum LTV is typically 75%.

  • Purchase a medical, dental, or professional office building
  • Refinance office debt, including a maturing bank loan
  • Take cash out typically up to 75% LTV on a stabilized building you own

Common questions

Office DSCR FAQ

Do office DSCR loans require tax returns?+
In many cases no. The loan is based on the leases and the property's income, not your personal tax returns.
Is medical office easier to finance than general office?+
Usually, yes. Medical and dental tenants invest heavily in their space and tend to renew, which makes the income steadier. General office is considered too, with a closer look at occupancy and lease terms. Metro Atlanta is one of the strongest medical office markets we see, with its own set of terms on our Metro Atlanta Medical Office Building Loans page. Dialysis clinics leased to DaVita and Fresenius have their own terms on our Dialysis and Medical NNN Loans page.
How does remote work affect office loans?+
It has made general office harder to finance in many markets. Buildings with medical, professional, or service tenants who need to be in the office are much less affected.
What if one tenant leases most of the building?+
That tenant's lease term and strength matter most. A long lease with a strong tenant supports the loan. A lease that ends soon after closing is weighed carefully.
Can I finance a building my own practice occupies?+
Yes. If your practice leases the building from a separate entity you own, the loan is based on that lease.
Do I need a full year of history after a lease-up?+
Not always. A signed lease and the tenant's rent payments since move-in help. If the building is still filling up, a bridge loan first may be the better fit.
My office building isn't leased up yet. What are my options?+
A bridge loan can carry the building while you lease it, then refinance into Office DSCR once it's stabilized. See Office Bridge Loans.
