Questions, Answered Plainly

What credit score do I need?+
It depends on the program. DSCR rentals start at 620, with top-tier pricing at 700 plus. Bridge and fix and flip start at 650, though experienced operators with a track record of completed projects can sometimes flex lower. Commercial loans weigh the asset, the sponsor balance sheet, and the deal structure more heavily than personal credit.
How fast can you actually close?+
It depends on the program and how clean the deal is. Bridge loans can close in as few as 14 business days. DSCR purchases and cash out refinances typically run about 30 days. Fix and flip loans usually close in 14 to 21 days from application. The fastest closings happen when the appraisal is ordered immediately, title is responsive, and entity documents are ready. Tell us your deadline and we will work backward from there.
Can I pull cash out right after buying a property?+
Yes. We offer as low as 1-day property seasoning on DSCR cash out refinances. You can close the refinance as soon as the prior acquisition has recorded - without the typical 6-month wait. On purchases, reserve funds often do not need seasoning either, so capital moved between accounts shortly before closing still qualifies. Mention your situation when you reach out and we will confirm what applies to your deal.
Do I need liquidity or reserves in the bank to close?+
It depends on the program. Liquidity means cash you hold in the bank at closing, not interest reserves built into the loan. Fix and flip and bridge always require liquidity. DSCR cash out is different: many cash out refinances need no post-close liquidity or bank statements, as long as the property and loan structure stand on their own. DSCR purchases and rate-and-term refinances sometimes require liquidity, such as 6 months of PITI in reserves, especially on larger loans or weaker DSCR. We will tell you upfront what your scenario needs.
Can I close in an LLC or holding company?+
Yes. Closing in an LLC, LP, S Corp, C Corp, or trust is standard on every business purpose program we offer. No deed transfer at closing required. You will need basic entity documents and a personal guaranty in most cases.
Do your programs work together across a deal strategy?+
They are designed to. A common path is bridge to close fast, then refinance into DSCR once the property is stabilized. Fix and flip works the same way - short-term rehab capital that exits into permanent DSCR financing once the property is leased. New construction loans are structured to roll into DSCR or portfolio debt at completion. We can quote the takeout loan alongside the initial loan so the full strategy is mapped before you close.
Do I need to provide tax returns or income documentation?+
For DSCR, fix and flip, bridge, and most commercial loans, no. We qualify on the asset, the rent or projected income, and your real estate track record - not your personal income or employment. That works particularly well for self-employed investors and anyone with optimized personal taxes. Full doc options are available when they produce better pricing.
