How it works

See how
mixed use bridge works

A mixed use building has two kinds of income, and they don't always line up. The apartments upstairs can be full while the storefront below sits empty for months. A long-term loan counts what's leased today, so a vacant ground floor can shrink the loan or stop the refinance entirely.

A mixed use bridge loan carries the building while you lease the commercial space or finish turning the apartments. The interest-only payment keeps holding costs down, and once both sides are producing, you can refinance into long-term debt. Our Mixed Use DSCR loan is one option, with a 30 year fixed available.

  • Lease a vacant storefront before refinancing into long-term debt
  • Buy a mixed use building with commercial vacancy
  • Pay off a maturing loan while the apartments finish leasing

Mixed Use Bridge Questions

Frequently asked

What is a mixed use bridge loan?+
A short-term, interest-only loan on a building with commercial space below and apartments above that isn't ready for long-term financing yet. It's replaced by a long-term mixed use loan once both sides are leased.
My storefront is vacant. Can I still refinance?+
A long-term loan usually won't count the vacant space, which can shrink the loan or stop the refinance. A bridge loan can pay off the current loan and carry the building while you lease the storefront.
Does it matter how much of the building is commercial?+
Yes. The mix of commercial and residential space affects which long-term loans fit when you refinance. Send the rent roll and we'll walk through the options.
Can I buy a mixed use building with commercial vacancy?+
Yes. Buildings with empty storefronts often sell at a price that reflects it, and a bridge loan lets you close and lease up before moving into long-term debt.
Can the seller help with my down payment or closing costs?+
Yes, on qualifying purchases. The seller can carry up to one third of your down payment, and there's no set limit on seller credits. If you plan to use either one, tell us when you send the deal and we'll build the loan around it.
Do I need an appraisal?+
Not always. Many bridge loans use a BPO instead, and some lower leverage loans need no formal valuation at all, just property photos and a video walkthrough. The value still gets checked either way.
