How it works

See how
warehouse bridge works

A warehouse with one tenant is either fully leased or fully empty. When that tenant leaves, the income goes to zero overnight, and no long-term lender will refinance an empty building. The same thing happens when you buy a vacant warehouse, often at a good price, and need time to find the right tenant.

A warehouse bridge loan closes the purchase or pays off the current loan, and the interest-only payment keeps the holding cost down while you lease the space. Once a tenant is in place, you can refinance into long-term debt. Our Warehouse DSCR loan is one option, with a 30 year fixed available.

  • Buy a vacant warehouse and lease it up
  • Hold a building between tenants without a long-term loan
  • Pay off a maturing loan on a partially leased flex or industrial building

Warehouse Bridge Questions

Frequently asked

What is a warehouse bridge loan?+
A short-term, interest-only loan on a warehouse, flex, or light industrial building that isn't ready for long-term financing, usually because it's vacant or between tenants. It's replaced by a long-term warehouse loan once the building is leased.
Can I get a loan on a vacant warehouse?+
Yes, through a bridge loan. Long-term loans need rent coming in. A bridge loan looks at the value of the building, the equity, and how quickly it can be leased.
My only tenant is leaving. What should I do?+
Start before the lease ends if you can. A bridge loan can pay off the current loan and carry the building while you find the next tenant, then refinance once the new lease is in place.
Do you finance flex and light industrial buildings?+
Yes. Flex space, light industrial, and small-bay multi-tenant buildings are all common.
Can the seller help with my down payment or closing costs?+
Yes, on qualifying purchases. The seller can carry up to one third of your down payment, and there's no set limit on seller credits. If you plan to use either one, tell us when you send the deal and we'll build the loan around it.
Do I need an appraisal?+
Not always. Many bridge loans use a BPO instead, and some lower leverage loans need no formal valuation at all, just property photos and a video walkthrough. The value still gets checked either way.
Can my own business move into the building?+
Bridge loans here are for non-owner-occupied property. If your business will occupy the building, send the details and we'll tell you what fits.
