Program Overview

Your plant has equity. Your business can use it.

Most manufacturers don't own their building as an investment. They own it because the floor loads, the power, the crane rails, and the layout were built around how they make things. Years later, that building can hold a lot of equity while the business keeps buying machines and carrying inventory.

Refinancing onto a 25 year amortization can lower the monthly payment and free up equity for the business. Financing goes up to 90% combined, using a first loan and a second loan, with the rate on the second loan fixed long term.

These loans are for buildings your business occupies, and we also review purchases of a building your business will occupy. If you lease an industrial building to other tenants, see our Warehouse DSCR or Interest-Only Commercial programs.

Manufacturing Building Questions

Frequently asked

How can a manufacturer refinance the plant it owns?+
Send the numbers on the building and the business, along with your current loan. If your business occupies the building and has been operating for at least 2 years, a refinance can go up to 90% combined financing on a 25 year amortization.
How much can a manufacturer borrow on its building?+
Up to 90% combined, on loans from $1 million to $10 million.
Can I take cash out of my plant?+
Yes, as long as the cash goes to eligible expenses of running the business, like payroll, inventory, or business debt. It can't go to personal expenses.
What does my existing loan need to look like?+
The loan being refinanced has to be at least 6 months old and mainly used for the building or major equipment, and the new payment on that debt has to be lower than what you pay today. Send the numbers on your current loan and we'll tell you where it stands.
Can debt on my equipment be part of this?+
Sometimes. Debt that was mainly used for major equipment can qualify in a refinance, and other equipment loans secured by the building can sometimes be included. Send what you have and we'll go through it.
My plant was built around one process. Is that a problem?+
It can change the structure. A building that's hard to use for anything else may be treated as single-purpose, which can call for more equity. Send the details and we'll tell you where it stands.
Will there be an environmental review?+
Expect one. Manufacturing history gets a close look, so it helps to have any past reports ready.
Can I rent part of the building to another business?+
Yes. Your business has to occupy at least 51% of an existing building, and you can lease the rest to other tenants. If other tenants lease most of the building, our Warehouse DSCR program may fit better.
Do manufacturers qualify for anything different?+
Yes. Manufacturers can qualify for a larger second loan than most other businesses, which can help on bigger projects.
Is this an SBA loan?+
Yes. It uses the SBA 504 structure: a first loan for about 50% of the value, an SBA-backed second for about 40%, and at least 10% equity from you.
Does my business qualify?+
Most small and mid-size manufacturers do. The business has to be for-profit and within the program's size limits, and its owners have to be U.S. citizens or U.S. nationals. Owners of 20% or more sign a personal guaranty.
What are the rates?+
The rate is a blend of the first loan and the second loan, and the second loan is fixed long term. Send the numbers for terms on your building.
Can I use this to buy a plant?+
Yes, we also review purchases of a building your business will occupy. Plan on as little as 10% down, or 15% to 20% for a business under two years old or a single-purpose building.
What if I have more equity and don't need 90%?+
Send the numbers anyway. We have other programs for owners with more equity, and we'll tell you what fits.
What credit score do I need?+
680 and up.
