Macon multifamily & commercial financing

Macon Apartment
& Commercial Loans.

Macon apartment deals rarely stay inside Macon. Most Middle Georgia investors hold a building in Macon-Bibb, another in Warner Robins, and sometimes a community in Fort Valley or Perry. Lenders do not treat those towns the same way. Smaller buildings usually fit Apartment DSCR or Interest-Only Apartment Loans. Larger stabilized communities are sized on NOI.

How Macon deals
actually look

All Georgia investor financing
1

Macon is a value market for apartment buildings. Investors buy older buildings at a discount, often with seller financing covering part of the price, renovate them, and refinance. That strategy works. What slows it down, over and over, is three things: thin comparable sales, uneven lender appetite, and short operating history.

2

A renovated 10 unit building in Macon can appraise below what the owner expects simply because there are few recent sales of similar buildings to support the value. Some Georgia banks treat Macon more cautiously than the rest of Middle Georgia, even when the building itself is well run, while Warner Robins, anchored by Robins Air Force Base, tends to read as the steadier market. And a building that was renovated and leased up this year will not have a full year of operating history, so the loan has to be sized on the current rent roll and signed leases rather than a trailing 12 months.

3

Section 8 is a big part of the Middle Georgia rental picture, especially in Macon-Bibb and in apartment communities in towns like Fort Valley. Voucher income is steady, and many lenders count it like market rent when the leases and housing assistance contracts are documented. Some lenders will size on the lower of the contract rent or the market rent, so it helps to know which way a program leans before you apply.

What investors own here

01

Renovated brick buildings

Older buildings bought with seller financing, renovated, and leased up. Once the rent roll is in, cash out can pull equity. A building without a full year of operations is sized on the current rent roll and signed leases.

02

8 to 20 unit brick apartments

Older apartment buildings across Macon-Bibb and Warner Robins. Loan sizes here often land under $1 million, which is below the minimum for many larger apartment lenders. Those deals usually fit Apartment DSCR, Interest-Only Apartment Loans, or a full-doc Georgia bank loan.

03

Larger Section 8 communities

Apartment communities of 50 units and up across Middle Georgia with a high share of voucher tenants. At lower leverage, these can qualify for longer-term, non-recourse financing that smaller buildings cannot reach.

Bank terms

Georgia full-doc
financing

Capituro also closes full-documentation loans in Georgia on bank and credit union terms. They are underwritten on your full financials, and depreciation, including cost segregation losses, can be added back to your cash flow. Typical structure is a 5 year fixed term on a 20 to 30 year amortization with a personal guaranty, often with a deposit relationship.

In Middle Georgia, lane choice matters more than usual, because not every bank program covers every town, and the ones that do often want a deposit relationship and a 5 year term. For owners who want a 30 year fixed payment instead, a loan sized on the building's rent is usually the better fit, even at a higher rate.

Local complications

What slows deals here

01

Appraisals with thin comps

Few recent sales of similar buildings can hold the value down. For 5+ unit buildings, a clean rent roll and T-12 help, because the income approach carries more weight on the appraisal.

02

Lender appetite by town

Some lenders treat Macon, Warner Robins, and smaller Middle Georgia towns very differently. The right lane depends on the address as much as the numbers.

03

Properties in different towns

Lenders usually want each property to stand on its own rather than one blanket loan across buildings in different towns. Plan on separate loans unless the properties are close together and similar.

04

Title and heir property issues

Older Macon inventory sometimes carries title clouds that need to clear before a refinance can close.

Local example

Recent scenarios

01

An 11 unit in Warner Robins and a 10 unit in Macon

The owner held the Warner Robins building free and clear with a clean operating history, and had bought the Macon building a year earlier with seller financing covering half the price, put roughly $200,000 into renovations, and leased it up in the spring.

Several Middle Georgia banks reviewed both. Bank feedback treated Warner Robins as the stronger property and Macon as the harder market, and the terms offered came with a 5 year term, a step-down prepayment schedule, and a requirement to move operating accounts. The owner wanted a 30 year payment, so each building was sized separately on its own rent, the 10 unit on Apartment DSCR and the 11 unit on Interest-Only Apartment Loans.

02

A 12 unit near Fort Valley State

A buyer with strong credit was purchasing a mostly studio building leased to college students, some of whom prepay the year's rent.

The buyer cared more about the monthly payment than the rate, so the comparison was a local bank loan with a lower rate on a 25 year amortization against a 30 year fixed investor loan with a higher rate. On a small building, the longer amortization can win on payment even at the higher rate.

03

An 80 unit Middle Georgia community

An owner with an 80 unit, Section 8 heavy apartment community at roughly 25% leverage made non-recourse his first requirement.

At that leverage, agency small balance programs, which are non-recourse, were the natural fit.

Questions

Macon apartment and commercial loan FAQ

Will lenders count Section 8 rent on my Macon building?+
Usually, yes, when the leases and housing assistance contracts are documented. Some programs size on the lower of the contract rent or market rent, so check which method applies before you count on the full voucher amount.
Can I finance a Macon property and a Warner Robins property in one loan?+
Some banks will quote both a combined note and separate notes. Separate loans usually carry better leverage and let you sell or refinance one without touching the other, while a combined loan can save a little on closing costs.
My Macon building was just leased up. Can I refinance without a full year of history?+
Often, yes. Lenders can size on the current rent roll, signed leases, and renovation documentation, though some will be more conservative on leverage until a full year of operations is in.
Why did my Macon appraisal come in low?+
Usually thin comparable sales. On 5+ unit buildings, a strong rent roll and T-12 give the appraiser more to work with through the income approach.
Is my loan too small for an apartment lender?+
Many larger apartment lenders start around $1 million. Middle Georgia buildings below that usually fit Apartment DSCR, Interest-Only Apartment Loans, or a Georgia bank loan. Houses, duplexes, and fourplexes are a different lane: 1 to 4 Unit DSCR.
