Program Overview

You built the practice here. Let the building help pay for it.

A practice isn't easy to move. The operatories, the plumbing, the imaging rooms, and the patients who know where you are all tie you to the building. That's why so many doctors end up owning it, and why that building often holds years of equity by the time they think about the loan on it.

Refinancing onto a 25 year amortization can lower the monthly payment and free up equity for the practice. Financing goes up to 90% combined, using a first loan and a second loan, with the rate on the second loan fixed long term.

These loans are for buildings your practice occupies, and we also review purchases of a building your practice will occupy. If you lease a medical building to other tenants, see our Office DSCR or Dialysis and Medical NNN programs.

Practice Building Questions

Frequently asked

How can a dentist refinance the building their practice owns?+
Send the numbers on the building and the practice, along with your current loan. If your practice occupies the building and has been operating for at least 2 years, a refinance can go up to 90% combined financing on a 25 year amortization.
How much can a medical practice borrow on its building?+
Up to 90% combined, on loans from $1 million to $10 million.
Can a practice take cash out of its building?+
Yes, as long as the cash goes to eligible expenses of running the practice, like payroll, rent, supplies, or business debt. It can't go to personal expenses.
What does my existing loan need to look like?+
The loan being refinanced has to be at least 6 months old and mainly used for the building or major equipment, and the new payment on that debt has to be lower than what you pay today. Send the numbers on your current loan and we'll tell you where it stands.
The building is in a separate company from the practice. Does that work?+
Yes, and it's common. Many doctors hold the building in its own company and have the practice lease it. The practice is part of the loan too.
Can I rent part of the building to another practice?+
Yes. Your practice has to occupy at least 51% of an existing building, and you can lease the rest to other tenants. If other tenants lease most of the building, our Office DSCR program may fit better.
What if there are several partners?+
Every owner of 20% or more of the practice signs a personal guaranty, and every owner has to be a U.S. citizen or U.S. national.
Is this an SBA loan?+
Yes. It uses the SBA 504 structure: a first loan for about 50% of the value, an SBA-backed second for about 40%, and at least 10% equity from you.
What are the rates?+
The rate is a blend of the first loan and the second loan, and the second loan is fixed long term. Send the numbers for terms on your building.
Can I use this to buy a building for my practice?+
Yes, we also review purchases of a building your practice will occupy. Plan on as little as 10% down, or 15% to 20% for a practice under two years old or a single-purpose building.
What if I'm buying a practice along with the building?+
Send the numbers. Buying a practice is structured differently from buying or refinancing only the building, and we'll tell you what fits.
What if I have more equity and don't need 90%?+
Send the numbers anyway. We have other programs for owners with more equity, and we'll tell you what fits.
What credit score do I need?+
680 and up.
